THE URBAN SUITES POLICY

GENERAL CONDITIONS OF THE URBAN SUITES.COM

Reservations and Payment
Once The Urban Suites has confirmed the availability of the apartment chosen by the client, the client will not pay anything until the check in, unless he/she has chosen any of the offers that require a non-refundable deposit. The reservation is not confirmed until THE URBAN SUITES.COM verify that the credit card is valid. If payment of the booking by bank transfer, the client must send a copy of bank receipt by fax.
PAGO DEL RESTO DE LA FACTURA
El porcentaje restante de la factura, se abonará a la entrada del Apartamento. Se acepta tarjetas de crédito ( excepto American Express ) y efectivo en los pagos.

American Express is not acepted.

CAMBIO DE FECHAS DE LA ESTANCIA
Si el cliente desea cambiar las fechas de su reserva debe comunicárselo a THE URBAN SUITES.COM por medio de correo electrónico o fax. En el caso de que haya disponibilidad en otras fechas se efectuará el cambio sin ningún coste adicional. Si no hubiese disponibilidad en las nuevas fechas elegidas por el cliente y este decidiera cancelar la reserva, se procedería a aplicar las condiciones de cancelación de reserva
CANCELLATION POLICIES
The cancellation must be made by email or fax. Cancellation by phone are not accepted. Please note that some reservations do not accept any refund special offers, non refundable reservation.

  • This policies are the same in booking.com, venere.com, hotels.com

    •   The reservation can be cancelled with no extra costs UP TO 5 DAYS before the expected arrival at The Urban Suites.
    •    If the booking is cancelled or modified later, the client will pay the 100% of the total amount.
    •    In case of no-show, the client will be charged the whole 100 % amount of the accommodation cost.

CANCELLATION POLICY AND DEPOSITS FOR LONG STAY AND GROUPS OF MORE THAN 3 BEDROOMS
For stays of more than 10 DAYS

  • 15 days prior to arrival will be charged 30% of the non-refundable stay
  • Cancellations are not allowed from 15 days prior to arrival
  • Rest of payment upon arrival

For groups of more than 3 rooms ask for special conditions (cancellation is not accepted 5 days prior to arrival)

  • From 3 to 5 rooms cancellation 30 days prior to arrival without cost
  • From 30 days prior to arrival will be charged a 30% non-refundable
  • More than 5 rooms no cancellation 45 days prior to arrival
  • From 45 days will be charged 30% of the total non-refundable reservation
  • Rest of payment upon arrival.
Number and identity of the guests
The client will inform  THE URBAN SUITES  of the number of guests included within the booking. Unless otherwise agreed by THE URBAN SUITES , only the number of persons indicated by the client when booking shall be authorised to use the apartment. The number of persons who may use the apartment may not exceed the number of persons allocated for each apartment . Pets are not allowed.  In the event of any infringement of the aforementioned obligations, THE URBAN SUITES  at its sole discretion will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.
CHECK-IN/CHECK-OUT
Please ensure that we have an updated arrival time for you so that we can plan for your check-in and keep your contact person informed about any delays or changes. The apartment will be available from 15:30hrs, but we will always try our best to accommodate earlier arrivals.
It is extremely important that we have an updated arrival time.  Not having this information may result in you having to wait for your contact person and a delayed check-in.
EQUIPAMIENTOS/SUMINISTROS/LIMPIEZA
Todos los suministros de agua y luz  están incluidos en el precio del apartamento. El cliente tendrá a su disposición un set completo de sabanas y toallas ( 1 toalla de ducha y 1 de baño p. pax  ) . También está incluido en el precio del apartamento una limpieza a la salida del cliente, así como una limpieza cada 7 noches sin costo alguno por parte del cliente . THE URBAN SUITES.COM pone a disposición del cliente un servicio de limpiezas adicionales (diarias) debiendose solicitar a la llegada ( De pago ) asi como tambien el cambio de toallas   ( se cambian cada 3 dias )

Todos las Suites y Apartementos han sido  limpiados antes de la llegada de cada cliente. Antes de irse, el cliente está obligado a dejar el apartamento en condiciones razonables, en caso de considerar  THE URBAN SUITES.COM que el estado del Apartemento o Suite no es aceptable se le cargará cargará el coste de una limpieza adicional.  ( Suites 35 €/ Apartamento con Terraza o Balcon  50 € )

TASAS
En acuerdo con la ley de España, todas las reservas tienen un recargo del 8% (I.V.A.), este impuesto está incluido en la factura total de la reserva.
RESPONSABILIDADES
THE URBAN SUITES.COM no se hace responsable de las consecuencias que se puedan derivar del uso que hace el cliente durante su estancia en el apartamento, incluidos daños, heridas, pérdidas por robo, fuego ó actividad delictiva. En el caso de que durante la estancia del cliente en el apartamento hubiera una avería ajena a un mal uso por parte del cliente e hiciera imposible su estancia en el mismo, THE URBAN SUITES  se encargará de arreglarlo lo antes posible, previa notificación por parte del cliente. Si por alguna razón no se pudiera arreglar el problema inmediatamente THE URBAN SUITES  buscará otro apartamento al cliente de las mismas características.
COMPORTAMIENTO DEL HUESPED
El cliente y sus acompañantes deberán de comportarse de una forma cívica y respetando las normas de convivencia. En el caso de que no se cumplan las normas generales de convivencia, THE URBAN SUITES  tendrá derecho a exigir el desalojo del apartamento sin compensación alguna.

We appreciate your collaboration in this matter and hope you understand that these rules are necessary as these apartments are all situated in residential buildings where people have to live and get up for work and the nightly rest of these inhabitants must be respected.
INTRODUCTION
The purpose of this document (according to “Ley 34/2002”, 11th of july) is to establish and regulate the standards for the use of and to safeguard the data contained in the website www.theurbansuites.com (henceforth the Website). The Website is understood to comprise all the pages and content owned by the company PREGOSA S.L accessed via the domain www.theurbansuites.com.
The owner of this Website is PREGOSA S.L, with registered address Sant Nicolau 3, Barcelona 08014, and electronic mail address info@theurbansuites.com; registered in the Registro Mercantil de Barcelona (Barcelona Register of Companies), volume 23756, Folio 121, inscription #B58105, with Taxpayer ID number (C.I.F) B-58 020 660.
PREGOSA S.L uses the Website to provide information, room reservation, employment search and any other services that it considers necessary for the correct execution of its corporate purposes.
These general conditions regulate the use of the Website service that PREGOSA S.L makes available to users of the Internet. The use of the Website implies the full acceptance, without reservations, by the person using it (henceforth the User) of each and all of the General Conditions contained in the version published by PREGOSA S.L at the time the Website is accessed by the User, who must therefore be aware of the importance of reading them each time he/she visits the Website. The action of accessing this Website implies knowledge and acceptance of the following General Conditions. PREGOSA S.L therefore recommends that the User print or download them and read them carefully each time he/she accesses the Website. The use of the Service is also subject to any warnings, rules of usage and instructions given to the User by PREGOSA S.L in addition to those included in these General Conditions insofar as the User does not object to them.
SCOPE OF THE SITE. RESPONSIBILITY OF THE USER
The User is exclusively responsible for accessing the Website. The User assumes entirely and exclusively all risks which may be associated with the use of the Website. PREGOSA S.L provides no guarantee with respect to the following: the reliability, the contents of the web pages the users have access to through the links, land availability, continuity, absence of faults and security of the Website; that the contents of the Website and any information transferred via the Website is free of viruses or other harmful items; that the use made by the User of the Website is secure.
PREGOSA S.L accepts no responsibility for any damage or harm derived from any interference, omission, interruption, computer virus, telephone service failure or disconnection affecting the operation of this electronic system that occurs as a result of causes beyond the control of PREGOSA S.L; for any delays or blockages in the use of this electronic system due to deficiencies or overloads in its Data Processing Centre, telephone lines, the Internet system or other electronic systems; or for any damage caused by third parties illegally entering the system beyond the control of PREGOSA S.L.
Accessing the Website does not imply any commercial relationship between PREGOSA S.L and the User.
MODIFICATIONS
PREGOSA S.L reserves the right to modify the content of its website, without previous notice.
DATA PROTECTION
The User of the services offered through this Website provides personal details voluntarily and expressly and fully accepts, without reservation, that PREGOSA S.L may automatically process these details and store them in an electronic file for the purposes of providing and offering its services. PREGOSA S.L is responsible for this file, which has been registered on the General Register of the Data Protection Agency (Registro General de Protección de Datos).
Due to the nature of PREGOSA S.L’s business and the services it provides, and to ensure its corporate purpose is correctly pursued, it needs to communicate personal details to third parties. PREGOSA S.L guarantees that it has taken all the necessary security measures to protect its equipment, systems and files. PREGOSA S.L also guarantees the confidentiality of personal details, although it will provide the competent public authorities with personal details and any other information within its power or which is accessible from its systems and which may be required in accordance with applicable legal and regulatory provisions.
The User is responsible for the veracity of the personal details provided to PREGOSA S.L and for communicating any changes to said details.
The services of PREGOSA S.L are not aimed at minors.
Operations to consult the User’s account details or to request services or products through the Website are carried out via a secure database under the responsability of PREGOSA S.L.Debido a las características propias de la actividad y los servicios de PREGOSA S.L y para el perfecto desarrollo y consecución de sus objetivos, se hacen necesarias las comunicaciones de datos personales a terceros. Asimismo PREGOSA S.L garantiza la confidencialidad de los Datos Personales, aunque revelará a las autoridades públicas competentes los Datos Personales y cualquier otra información que esté en su poder o sea accesible a través de sus sistemas y sea requerida de conformidad con las disposiciones legales y reglamentarias aplicables al caso.

USE OF THE SERVICES
The User agrees to use the services in accordance with the precepts of legality, morality, accepted custom and public order and in accordance with these General Contract Conditions. The User may not, therefore, use the services for any purpose that is illegal and/or contrary to that established in these General Contract Conditions, which harms the rights or interests of a third party in any way, or which may in any way damage the services, PREGOSA S.L., and/or its image, or hinder the correct functioning of the services that it offers or may offer in the future.
CORRECT USE OF THE CONTENTS OF THE WEBSITE
PREGOSA S.L. declares that the industrial property rights (brands, trade names, etc.) that appear in this Website are its property and/or are protected by current Industrial Property law.
The User is obliged to use the Website diligently, correctly and legally and, in particular, undertakes not to:

INTELLECTUAL PROPERTY
The intellectual property rights over the works contained in the Website belong exclusively to PREGOSA S.L. except where other ownership is expressly indicated. APPLICABLE LAW AND JURISDICTION
These conditions are subject to Spanish law, which will be applicable to all matters of interpretation, validity and execution not expressly contained in these conditions. PREGOSA S.L. and the User expressly renounce the right to recourse to any other jurisdiction and agree to be bound by the rulings of the Barcelona courts of law in the event of any dispute arising from the provision of the services covered by these General Conditions.
